A full rewire is one of the most disruptive improvements you can make to a property, but it is also one of the most valuable. This full house rewire checklist helps homeowners, landlords and property managers plan the work properly, avoid costly changes halfway through and make sure the finished installation is safe, practical and certified.

Rewiring is not simply a case of replacing old cables. It is an opportunity to design an electrical system around how the property is actually used, from home working and electric vehicle charging to modern kitchens, security systems and future solar panel installation.

Start with a professional electrical assessment

Before deciding that a full rewire is required, arrange an inspection by a qualified electrician. Older properties can have a mixture of wiring installed at different times, which makes visual assumptions unreliable. An Electrical Installation Condition Report can identify deterioration, unsuitable equipment, missing earthing, overloaded circuits and other safety concerns.

Signs that often justify a closer look include old-style fuse boards, fabric or rubber-insulated cables, frequent tripping, damaged sockets, overheating accessories, insufficient socket outlets and major renovation plans. A property may also need rewiring after water damage, fire damage or a long period of neglect.

The scope depends on the condition of the existing installation and your plans for the building. In some cases, a partial rewire and consumer unit upgrade may be appropriate. In others, especially where old wiring is widespread or walls are already being opened during refurbishment, a complete rewire is the safer long-term option.

Full house rewire checklist before work starts

A detailed survey and written specification should come before any cables are chased into walls. Use the following points to make sure the electrician has enough information to price and plan the work accurately:

  • Confirm whether the property will be occupied, empty or undergoing wider renovation during the rewire.

  • List every room and how it will be used, including bedrooms, loft rooms, garages, outbuildings and communal areas.

  • Mark the proposed locations of sockets, switches, light fittings, extractor fans, appliances and internet equipment.

  • Identify high-load equipment such as electric showers, induction hobs, ovens, heat pumps, air conditioning or electric vehicle chargers.

  • Discuss future additions, including solar PV, battery storage, garden power, CCTV, alarm systems and home office equipment.

  • Ask which areas will need making good after chasing, lifting floors or accessing ceilings.

  • Confirm who will notify building control where required and provide the final certification.

This early planning matters because moving a socket or adding another circuit after walls have been replastered is inconvenient and expensive. It is also worth thinking about furniture placement. A socket behind a fixed wardrobe may be less useful than one beside the bed, while a carefully positioned outlet can prevent extension leads trailing across a room.

Plan each room around real daily use

A good electrical design is not based on the minimum number of accessories. It should reflect how you live or how tenants will use the property.

Kitchens commonly need more consideration than any other room. Fixed appliances may require dedicated circuits, while worktop sockets must be positioned safely and conveniently. Think about where kettles, coffee machines, microwaves and chargers will sit, rather than relying on a few outlets in one corner.

For living rooms and bedrooms, consider television points, router locations, bedside charging, lamps and potential desk space. In bathrooms, electrical zones restrict where equipment can be installed, so lighting, extractor fans and shaver sockets need to be designed correctly from the outset.

Landlords and HMO managers should also consider the practical demands of shared living. Adequate socket provision, protected escape routes, emergency lighting where required, suitable fire detection and clearly labelled consumer units all support safer management of the property.

Choose the right consumer unit and circuit layout

The consumer unit is the control centre of the installation. A modern unit should be selected to suit the property, the number of circuits and the protective devices required under current wiring regulations. It should not be treated as a like-for-like box replacement without considering the wider installation.

Your electrician will assess whether separate circuits are needed for upstairs and downstairs lighting, socket circuits, the cooker, shower, boiler, smoke alarms, outbuildings and other fixed equipment. Separating circuits can improve fault finding and reduce the impact of a fault on the rest of the home.

Modern protective devices, including RCDs and RCBOs where appropriate, are designed to reduce the risk of electric shock and help protect against faults. The best arrangement depends on the installation design, the equipment connected and the need to avoid unnecessary loss of power. For example, keeping essential equipment such as refrigeration, alarms or heating controls on thoughtfully planned circuits can be beneficial.

Prepare for disruption and access

A full rewire involves first-fix work, when cables and back boxes are installed, followed by second-fix work, when sockets, switches and light fittings are connected. Floors may need to be lifted, walls chased and ceiling voids accessed. Dust and noise are unavoidable, even with careful preparation.

If possible, complete the rewire before decorating, installing a new kitchen or laying finished flooring. This allows the electrician proper access and prevents fresh surfaces from being disturbed. If the property must remain occupied, agree in advance how electricity, lighting, cooking facilities and safe access will be managed each day.

Protect valuables, remove fragile items from work areas and make arrangements for pets and children. Contractors need clear access to rooms, the consumer unit and often the loft, underfloor spaces or external meter position. A realistic programme is better than a rushed one, particularly where plastering, joinery, kitchen fitting and decorating must follow in sequence.

Check compliance, testing and paperwork

Electrical work in a home must comply with BS 7671, the IET Wiring Regulations, currently the 18th Edition. Certain work in England is also subject to Building Regulations requirements, including Part P. A competent electrician will advise what applies to your project and ensure any required notification is handled correctly.

Testing is not an optional final extra. Once the installation is complete, the electrician should inspect and test the circuits to verify polarity, earthing, insulation resistance, protective devices and other key safety measures. Any defects found during testing must be corrected before the installation is handed over.

At completion, you should receive an Electrical Installation Certificate for the new work, together with test results and, where applicable, Building Regulations compliance documentation. Keep these documents safely. They are useful for future electrical work, property sales, insurance queries and landlord compliance records.

Questions to ask before accepting a quotation

A clear quotation should state what is included and what is excluded. Ask whether the price covers chasing and cable routes, new accessories, the consumer unit, testing, certification, notification, waste removal and making good. Making good is a frequent source of confusion: electrical contractors may leave walls ready for plastering rather than complete final decoration.

It is also sensible to confirm the type and finish of sockets and switches, the number of light points, whether light fittings are included, and whether specialist equipment is supplied by you or the electrician. For larger projects, agree payment stages linked to meaningful progress rather than paying the full amount before work begins.

Build in capacity for the future

The lowest-cost design is not always the best value. Installing sensible spare capacity while access is available can reduce future disruption. This may mean allowing space in the consumer unit, running suitable cabling for a future charger, or planning routes for solar PV and battery equipment.

That does not mean fitting every possible extra now. Some homes will not need smart controls, outdoor power or dedicated data cabling. The right decision depends on your budget, the property and your likely plans over the next few years. The key is to discuss those plans before the walls are closed.

A full rewire should leave you with more than new sockets and a modern consumer unit. It should give you confidence that the property is safer, easier to use and ready for the way you live.
